The first quarter of 2013 has seen the market in South Auckland surge to an all time high compared to the last quarter of 2012.
Since my last market update in November last year, my predications are coming true.
A house in Manurewa 15 months ago was in the $240,000 - $260,000 range, now they are all in the $340,000 to $390,000 range.
A
do-up now you will expect to pay $300,000 - $320,000 in Manurewa, when
15 months ago you could buy fully renovated for $300,000 to $310,000.
The Otara market in the recent weeks have seen do-ups now selling in
the $320,000 range, and the same fully renovated are now asking
$349,000.
A reminder that 15 months ago you could have bought these
same properties for $195,000, so congratulations to all the savvy
investors who bought at that time.
In Mangere we are now seeing 3 bedroom fully renovated homes asking $399,000 to $459,0000 and they are selling fast too.
The buyers are saying that if it looks and feels good, and if the bank will approve the finance, they will buy it.
We have achieved a record price two weeks ago for a property we
listed in Park Avenue, Papatoetoe. It was a large 3 bedroom do-up on
1054sqm of land with potential for another 400sqm section once
subdivided. Within 5 days we generated 12 offers, the highest being
